House Rules

  • Noise & Disturbances: Please be considerate of neighbors and maintain a reasonable noise level, especially between 10:00 PM and 7:00 AM. Loud parties or events are not permitted.
  • Smoking: Smoking is strictly prohibited inside the property. Designated outdoor smoking areas are available.
  • Upkeep: Daily housekeeping is mandatory. We kindly request your cooperation with our housekeeping staff to help maintain cleanliness and comfort.
  • Pets: Pets are not allowed on the property unless prior approval has been obtained. Please make suitable arrangements in advance.
  • Maximum Occupancy: Guests must adhere to the maximum occupancy limit of the property. Any additional guests require prior approval from management.
  • Damages & Breakages: Guests are responsible for any damages or breakages during their stay. Please report any incidents to management immediately. Repair or replacement charges may apply.
  • Safety & Security: Please ensure all doors and windows are securely locked when the property is unattended. Management will not be responsible for any loss or theft of personal belongings.
  • Visitors: No visitors are allowed on the premises without prior information to management. All visitors must leave the premises before 10:00 PM.

❌Cancellation Policy

Standard Bookings

  • All bookings are non-refundable.
  • If you cancel more than 14 days before check-in, you will receive a credit note.
  • Cancellations made within 14 days of check-in are non-cancellable with no refund or credit.

Credit Note Conditions:

  • Valid only on weekdays (Mon–Thu).
  • Not valid on weekends or public holidays.
  • Must be used within 3 months of the original check-in date.
  • Value may vary depending on the new booking month.
  • Prices are locked once booked. Additional guests or services will be charged as per actuals.
💰Refundable Security Deposit
  • A refundable security deposit starting at ₹10,000 will be collected at check-in.
  • This amount may vary depending on the property and group size.
  • It will be fully refunded during check-out, provided.
  • There are no damages.
  • All terms and policies have been followed.
🧾Personal Information
  • We collect and store your details when you fill out a form, register on our site, or get in touch with us via email or phone.
  • Information may include your name, email address, and phone number.
  • This information is used to respond to your queries and, if permitted by you, to update you on offers and KiwiStays experiences.
💳Booking & Payment
  • A 50% advance payment is required to confirm your booking.
  • The remaining 50% must be paid at least 24 hours before check-in.
  • Valid ID proof (Aadhar card, Driver's License, or Passport) is required at the time of booking and check-in.
  • Guests must sign an indemnity form at the time of check-in.
🕒Check-in / Check-out
  • Check-in: 2:00 PM.
  • Check-out: 11:00 AM.
  • Early check-in or late check-out is strictly subject to availability and management approval.
  • If not approved in advance, additional charges may apply at the discretion of KiwiStays management.
  • Check-in after 10:00 PM is considered a no-show and may be treated as a cancelled booking without refund.
👥 Guest Responsibilities
  • Please stick to the number of guests promised at the time of booking.
  • Select KiwiStays properties are pet-friendly — please inform us during reservation if you plan to bring a pet.
  • Liquor is permitted up to 2.3 litres per group. Excess quantity is at guests' own discretion and not under KiwiStays' responsibility.
❌ Prohibited Items and damage policy

The following items are strictly not allowed at any KiwiStays property :

  • Arms or weapons.
  • Drugs or illicit substances.
  • Hookah and vapes.
  • Firecrackers or any explosive materials.
  • Hookah Clause: Hookah is only permitted in states where its use is legal. In all other locations, hookah and any other banned substances are strictly prohibited, and guests are responsible for adhering to local laws.

Any violations or damages will be penalized at the discretion of KiwiStays management.

🏊‍♀️ Pool Policy
  • No food or beverages are to be consumed in or around the pool area.
  • Property speakers are not to be used by the pool.
  • Pets are not allowed in the pool.
  • Charges may apply if the pool needs to be refilled due to misuse.
🚭 Smoking Policy
  • No Smoking Indoors

Smoking is strictly prohibited inside the villa — including all enclosed areas like bedrooms, bathrooms, kitchens, and living rooms.

  • Outdoor Smoking

Guests may smoke only in designated outdoor smoking zones. Please dispose of cigarette butts responsibly in the bins provided.

  • Damage Liability from Smoking
  1. Any cigarette burns, stains, or damage will be charged to the guest.
  2. Charges will cover full replacement of damaged items (e.g., a burnt sofa will be charged in full, not just for repair).
  3. All assessments and penalties are solely at KiwiStays management's discretion.
